When we say selling is a "process not an event", our aim is to help you organize the approach to a successful sale while minimizing stress by breaking
it down into manageable steps. And - you shouldn't feel rushed into putting your home on the market. Taking extra time in the preparation stage will yield
better results and a less frazzled you.
This "process" can be broken down into 3 major steps: Preparation, Marketing and Offer --> Sale.
Preparation
Make sure you know the current market value of your home, and what's needed to maximize it. Request a trusted advisor's opinion of value based on a market study (usually known as a Comparative Market Analysis, or CMA). This is generally free. Ask what improvements are needed and how they can improve the selling price.
Take a critical look at your home. Would you buy it? If not, what must be fixed or updated to change your mind? At what cost? Get estimates and make decisions on what you can and will do.
After the "fixes" are done prepare your "model home". Declutter and depersonalize (you can get our checklist emailed [or snail mailed] to you by clicking here). If you have time take a look at a few builders' models for tips.
Marketing
List your property with your selected REALTOR® on the MLS® System. This will involve a number of forms that should be completely explained before you sign.
The sign will go up. You should soon be asked to confirm showing requests by agents for prospective buyers (always be out if you can - the showing should be a maximum of 1 hour long and you should know about it well in advance).
Ads will be published both on the net and on paper.
An Open House may be scheduled (one or two is OK as long as they are advertised but don't allow a string of Open Houses unless you really want them). Don't be disappointed if it doesn't go as well as on the TV shows since you're working with a free market not a script. An "Office Tour" by the Brokerage agents may also be scheduled but it can be avoided without hurting the sale potential.

The Sale
Offer. All things going well (price, condition, market) you should see an offer within a reasonable period of time. Don't be alarmed if it's low - there could be hope. It's time to negotiate. This is a place for your agent to shine, guiding you through what can be the most stressful part of the whole process.
Accepted conditional agreement. Normally, there will be conditions lasting for about a week (financing and home inspection are common). If you haven't experienced a home inspection lately you might like to glance at our blogs on the subject.
Waiting. For the conditions to be removed (waived). It's a nail-biter for many. There may be a home inspection issue to deal with so be ready to discuss it. Use your agent's skill and experience to help you navigate these waters.
SOLD! This is going to be your favourite 4 letter word for a while. All that's left is the packing and moving so you can start to relax now.
